Coordinating Hotel Elevator Construction with Elevator Consultant Support
Situation
Following the acquisition of a hotel in Winston-Salem, North Carolina, our client needed to move quickly on a brand-driven property improvement plan involving significant capital upgrades, including major elevator work. A critical component of the work involved restoring reliable vertical transportation for both guests and hotel operation. The property faced immediate operational challenges because service elevators were not functioning properly, affecting housekeeping, maintenance, back-of-house logistics, and day-to-day hotel operations.
Approach
Zeidel & Associates helped the client establish a structured approach to a technically complex project by supporting the engagement of a specialized elevator consultant and negotiating the consultant’s engineering agreement. For major renovation projects involving elevator systems, specialized consultant involvement can be especially valuable given the technical complexity, sequencing challenges, and operational impact of the work. We then drafted the elevator agreement that formed part of the request for proposals with the input from the elevator consultant. Once bids were finalized and accepted, we continued advising the client through negotiations with the elevator company, keeping both the immediate operational issues and the broader property improvement objectives in focus through a phased construction schedule.
Result
Our work gave the client a more organized and informed path through a critical portion of the property improvement plan. By helping structure the consultant engagement, and then working directly with consultant to structure the actual construction agreement, Zeidel & Associates helped the client address a difficult renovation issue with greater clarity and coordination while advancing the broader repositioning of the hotel asset.
